Estate agencies in the EIDS era: how not to miss an authorisation period

17 September 2026 · 2 min read

With Turkey’s Electronic Listing Verification System (EIDS), a listing on the property portals can be placed only by the owner, their close relatives, or a licensed estate agency that the owner has authorised through the e-Government portal. The system prevents fake listings; for agencies, it creates a new tracking burden.

When the EIDS authorisation expires, the listing comes down

The length of an EIDS authorisation is set by the property owner; it is granted for a fixed period. In an agency with dozens of listings, tracking those periods by hand soon becomes impossible: the listing whose authorisation has expired is taken down, and the agent usually notices only when a client calls.

The solution: automatic reminders tied to the portfolio list

  • We keep the portfolio list in a shared space, with the start and end date of each authorisation.
  • Automatic emails go to the agent and the office manager 30, 15 and 3 days before expiry.
  • The authorisation agreement and the viewing record are attached to the same entry.
  • The office manager sees on a single screen which listing’s authorisation ends when.

Document order still has to be maintained

An authorisation given through EIDS does not replace the authorisation agreement, the property viewing record and the brokerage agreement that the Regulation on Real Estate Trade requires. Keeping these documents in the agency’s permissioned archive, not on the agent’s phone, protects the agency both in an inspection and in any dispute.
