AI in property listings: virtual staging, listing copy and truthful claims

17 September 2026 · 2 min read

For estate agents, AI is a real time-saver: listing copy, multilingual correspondence, photo correction and social media content are ready in minutes. But a listing is a statement made to the client. The fact that AI wrote the statement does not take the responsibility away from the agency.

AI in property listings: where it can be used with confidence

  • Drafts of the listing title and description, provided they stick to the property’s real features
  • Translation and drafting support in correspondence with foreign clients
  • Light, colour and perspective correction in photographs
  • Summarising area and market data for a presentation

Where care is needed

  • Virtual staging and image alteration: furnishing a room is not the same as erasing the damp on the wall. Virtual staging must be stated clearly in the listing; an edit that hides a defect in the property makes the listing untrue.
  • Exaggerated copy: AI readily invents phrases such as “sea view” or “two minutes from the metro”. Every claim must be verified by the agent.
  • Price estimates: a figure given by AI is not a valuation report. In Turkey only licensed appraisers can issue a valuation report, and that distinction must be made clear to the client.
  • Client documents: uploading documents containing ID, title deed and bank details to open AI tools carries a risk of breaching data protection law.

The most practical solution for an agency is a one-page usage rule describing what agents may do with which tool, plus a short hands-on training session. Both are included in our Real Estate Agencies packages.
